LOW SLOPE

COMMERCIAL GRADE LOW SLOPE ROOFING

When it comes to low-slope and flat commercial roofs, EPDM rubber roofing is the most trusted system in the industry. With its flexibility, weather resistance, and long service life, EPDM is designed to handle New England’s snow loads, freeze–thaw cycles, and heavy rains. At Compass Exteriors, we specialize in installing EPDM systems the right way — with an emphasis on durability, drainage, and energy efficiency.

WHY BUSINESSES CHOOSE COMPASS EXTERIORS

On-the-Roof Inspections: We physically walk every roof. You’ll receive photos and a narrated video report of problem areas and recommendations — no ground-only or binocular quotes.

System Expertise: Decades of experience with EPDM membranes in 60 mil thicknesses, reinforced with cover boards and proper edge metal.

Drainage & Insulation Solutions: We design tapered insulation systems as needed to eliminate ponding water and meet or exceed code-required R-values.

Property & Tenant Protection: Plywood tenting for landscaping, HVAC, and storefronts; controlled access and dust/debris management.

Peace of Mind: Manufacturer warranties up to 30 years (system dependent) plus our 10-year workmanship warranty.

LOW-SLOPE EPDM ROOFING INSTALLATION PROCESS

1

FREE CONSULTATION & ROOF INSPECTION

We walk the entire roof, checking seams, flashings, penetrations, and deck conditions. You receive a photo and video report with a clear summary of findings.

2

MOISTURE TESTING & SCOPE DEFINITION

Core cuts or moisture readings locate any wet insulation. Scope defined: full tear-off, partial replacement, or overlay (if substrate is dry and code-compliant).

3

SYSTEM DESIGN & ESTIMATE

We help you select the right EPDM system for your specific project. Insulation and cover board upgrades are reviewed, along with warranty options.

4

PROPERTY PROTECTION & STAGING

Plywood tenting shields landscaping, HVAC units, and equipment. Pools, storefronts, and walkways are covered or cordoned off to protect occupants and customers.

5

TEAR-OFF & DECK REPAIRS

Old roofing materials removed as scoped. Substrate inspected and repaired — whether wood, metal, or concrete deck.

6

INSULATION & COVER BOARD INSTALLATION

Polyiso insulation installed to code-required R-values; tapered insulation used where ponding water is present and around roof drains. High-density cover board (HD polyiso) provides impact resistance and a stable substrate. Adding r-value.

7

EPDM MEMBRANE INSTALLATION

Large EPDM sheets rolled out, positioned, and adhered or mechanically attached per design. Seams primed and sealed with manufacturer-approved seam tapes for watertight performance.

8

FLASHING & PENETRATIONS

Custom flashings for HVAC curbs, skylights, and parapets. Prefabricated boots or pourable sealant pockets at pipes and penetrations. Termination bars and water-block sealants at edges for long-term security.

9

DRAINAGE & EDGE METAL

New or refurbished roof drains, scuppers, and crickets installed to improve flow. Custom made edge metal ensures wind resistance and protects membrane terminations.

10

WALKWAY PADS & SERVICE PATHS

Protective walkway pads installed around rooftop units to prevent membrane damage during maintenance.

11

QUALITY CONTROL & MANUFACTURER INSPECTION

Seams probed, flashings inspected, and adhesion checked. Manufacturer inspection conducted (when required) prior to warranty issuance.

12

CLEAN-UP & FINAL VIDEO WALKTHROUGH

Jobsite debris cleared and magnet sweep performed. Final video walkthrough provided to highlight installation details and warranty coverage.

13

WARRANTY REGISTRATION & MAINTENANCE PLAN

Manufacturer system warranty (up to 20 years, depending on spec) registered. Compass Exteriors’ 10-year workmanship warranty provided. Maintenance guide delivered — semiannual inspections and drain cleaning recommended.
