OUR EPDM ROOF INSTALLATION PROCESS

FREE CONSULTATION & ROOF INSPECTION

We get on the roof to measure, check seams/flashings, evaluate drainage and penetrations (vents, pipes, skylights). You receive photos and a narrated video showing what we found and the recommended fix.

SCOPE, OPTIONS & TRANSPARENT ESTIMATE

We review tear-off vs. recover (after substrate assessment), membrane thickness (60), and black (most common) vs. white EPDM (also available). We explain fully adhered vs. mechanically attached systems (most homes benefit from fully adhered for wind resistance and a clean look).

PROTECTION & PREPARATION

Plywood tenting shields fragile landscaping, equipment, and hardscapes; pools are fully covered. Staging and access are planned to minimize disruption and protect your property.

TEAR-OFF & DECK REPAIRS

We remove existing layers as specified, then repair compromised decking (rot, delamination) to ensure a sound substrate.

INSULATION & COVER BOARD

Install polyiso insulation to meet or improve code R-values; add tapered insulation as needed to promote positive drainage to scuppers/drains. Top with a high-density cover board (HD polyiso) for hail, traffic, and fastener-pull-through resistance.

EPDM MEMBRANE INSTALLATION

Fully adhered EPDM is bonded to the cover board with low-VOC adhesives; seams are primed and taped per manufacturer specs. Penetrations get prefabricated pipe boots or pourable sealant pockets; terminations use termination bars and water-block.

FLASHING, EDGE METAL & DRAINAGE

Custom-bent edge metal, curb flashings for skylights/HVAC, and welded scuppers/new drains where needed. We verify positive drainage and correct any ponding areas designed in step 5.

WALKWAY PADS & SERVICE PATHS (AS NEEDED)

We add walkway pads near service areas, or heavy snow load areas to protect the membrane and maintain warranty compliance.

QUALITY CONTROL, CLEAN-UP & VIDEO WALKTHROUGH

Detail inspection of seams, flashings, and edges; targeted water testing of critical details as appropriate. Full jobsite clean-up (including magnet sweep where mechanical fasteners were used). Final video walkthrough so you can see each detail that protects your home.

WARRANTY REGISTRATION & CARE PLAN

We register your manufacturer system warranty (up to 20 years, spec-dependent) and provide Compass Exteriors’ 10-year workmanship warranty. You’ll receive a simple maintenance plan (annual checkups, debris/drain cleaning) to maximize service life.
