At Compass Exteriors, we clean roofs using a manufacturer-recommended cleaning process. We remove black streaks, moss, and lichen without stripping protective granules or risking leaks. This process extends the life of your roof and avoids premature replacements.

Will this damage my shingles?

No. Our cleaning process is manufacturer-approved. It does not strip granules or lift shingles.

 

How long do results last?

Most roofs stay clean for years. Shade, tree cover, and debris can shorten that. We’ll recommend a simple maintenance routine to extend results.

 

Is it safe for my plants and pets?

Yes. We pre-wet, cover when needed, control runoff, and rinse thoroughly after. We’ll ask you to keep pets inside while we’re working and until final rinsing is complete.

 

Can you clean metal, TPO, or EPDM areas too?

Yes—methods vary by material. We’ll match the cleaning approach to each surface so seams, coatings, and finishes are protected.

 

Will cleaning extend the life of my roof?

Yes. Removing algae and moss reduces moisture damage, granule loss, and premature aging—helping you get the full lifespan from your shingles.

OUR ROOF CLEANING PROCESS

FRIENDLY ARRIVAL & WALKTHROUGH

You’ll meet with our Project Manager and do a walk around with the customer to point out sensitive areas (gardens, fountains, outdoor furniture), and answer questions before we start.

SAFETY FIRST

We set ladders properly, install fall-protection where needed, and plan safe roof access. You’ll see us work slowly and intentionally—this protects both your roof and our team.

ROOF INSPECTION & DOCUMENTATION

We identify roof type and condition, note stains (algae/moss/lichen), check flashing, vents, and gutters, and take before photos for your records.

PROTECTING YOUR PROPERTY

Plants and grass are pre-rinsed, delicate shrubs can be covered with breathable tarps, and we direct downspouts so the cleaning solution doesn’t pool. We also wet siding, decks, and pavers to prevent spotting.

DRY DEBRIS CHECK

If needed, we gently remove loose debris (twigs, heavy leaves) so the cleaning solution can reach the roof surface evenly.

PHASE 1 — INITIAL SOFT WASH (WATER PRE-RINSE)

Using low pressure (garden-hose level) we pre-wet the roof from the upper areas down. This cools shingles, reduces dust, and primes organic growth to respond to treatment.

PHASE 2 — SOLUTION TREATMENT (ROOF-SAFE CHEMISTRY)

We apply a manufacturer-approved cleaning solution designed for organic staining (think algae/black streaks, moss, lichen). A mild surfactant helps the solution cling so it can work without scrubbing.

DWELL TIME (LET CHEMISTRY DO THE WORK)

The solution needs a short dwell to break down growth. We keep the surface evenly damp (not dry) and re-treat stubborn spots rather than scrubbing granules off the shingle.

PHASE 3 — LOW-PRESSURE DISC RINSE (THE “DISC SPRAYER” PASS)

We use a roof-safe rotary disc that spreads evenly across the surface. The disc glides over the roof with constant motion—no digging in, no gouging, no stationary spray. We work from ridge to eave in overlapping passes to lift loosened staining uniformly. Edges, valleys, and around flashings/vents are detailed with a gentle wand rinse (still low pressure) to protect seals and metalwork.

GUTTER & DOWNSPOUT FLUSH

We rinse all channels so runoff moves cleanly into designated areas. Any protective filters or bags we staged at the start are removed.

NEUTRALIZE & FINAL LANDSCAPE RINSE

Where appropriate, we neutralize residues on hardscapes and plants, then perform a full, clean-water rinse of landscaping and walkways.

QUALITY CHECK & PHOTOS

We walk the roof and the grounds, confirm uniform results, and take after photos. If any areas need a quick touch-up, we handle it on the spot.
