OUR COMMERCIAL ROOF COATING PROCESS

FREE CONSULTATION & ROOF INSPECTION

We walk the entire roof, documenting seams, laps, terminations, fastener back-out, rust, ponding areas, and flashing conditions. You receive a photo + video report explaining current conditions and options.

SCOPE, CHEMISTRY & ESTIMATE

We recommend silicone, acrylic, or polyurethane based on drainage, UV exposure, traffic, and HVAC/exhaust conditions. We align the warranty term (10/15/20 year) with the required dry film thickness (DFT) and detail package. Clear, line-item estimate and schedule that respects tenant operations.

PROTECTION, SAFETY & STAGING

Plywood tenting shields fragile landscaping, equipment, and signage; pedestrian/parking controls protect customers and staff. OSHA-compliant fall protection, odor management plan, and access logistics are reviewed with you.

PREP: CLEANING & REPAIRS

Power-wash with detergent as needed; thorough rinse and dry-down verification (dew point and surface moisture checks). Rust treatment on metal, tighten/replace loose fasteners, replace failed flashings, and repair blisters/splits on mod-bit/BUR. Wet insulation replacement and cover-board repairs where required.

DETAILING & PRIMERS

Apply substrate-specific primers (e.g., EPDM/TPO/PVC primers, bleed-blockers over asphaltic roofs, rust-inhibitive metal primers). Reinforce seams and transitions with polyester fabric or butyl tape embedded in base/detail coat. Restore terminations, edge metal, scuppers/drains; install pitch pans or pre-formed boots at tricky penetrations.

BASE COAT APPLICATION

Spray or roller apply the base coat to manufacturer-specified wet mil thickness, observing temperature, dew point, and cure windows. We stage in “zones” to maintain weather safety margins.

PONDING WATER & DRAINAGE OPTIMIZATION

Verify positive drainage; where feasible, clear drains, or improve scupper performance. Note: Acrylics require positive drainage; silicone is preferred where ponding is chronic.

QUALITY CONTROL & MANUFACTURER PUNCH

Wet/dry mil measurements recorded throughout; detail photos for every critical seam/penetration. Final inspection (and manufacturer inspection, when required) prior to warranty issuance.

CLEAN-UP & FINAL VIDEO WALKTHROUGH

Jobsite clean, access restored, protection removed. Final video walkthrough so you can see the system and understand maintenance points.

WARRANTY REGISTRATION & MAINTENANCE PLAN

We register your manufacturer system warranty (10/15/20 years, spec-dependent) and provide a Compass workmanship warranty matched to the system. Simple care plan: semiannual inspections, drain/scupper cleaning, prompt repair of incidental damage to preserve warranty.
